Common Questions about Vacation Rentals
What time is check-in?
Check-in starts at 3pm. You'll need to check-in at our office at 420 E Main St.
What time is check-out?
Check-out is by 10am. Please return keys to our office at the front desk or if you leave before 8am, keys can be placed in the drop box out front.
What if I am arriving early?
We understand if you need to arrive early in the day due to flight schedules or driving conditions. We do, however, politely ask you to call us at 1-800-453-3498 and let us know if this is the case prior to your scheduled arrival. If we are able to, we will adjust the housekeepers cleaning schedule to accommodate but will need to be made aware ASAP. An Early Check-in Fee of 1/2 a night rental rate will be assessed for arrivals prior to 12 Noon.
How do I check-in if I am arriving after 5:00 pm?
Call us at 1-800-453-3498 to notify us of your late arrival and for our after-hours procedure.
Can I depart later than 10 am?
We require 24 hours notice for all late departure requests. A late departure is required to be out no later than Noon and is dependent upon upcoming arrivals. If you find that you need a later check out than Noon then there will be a 1/2 night rental rate fee for the late check out time.
What should we bring with us?
There are linens and towels provided in each home. All bedding is provided and towels are supplied. We also provide trash bags, bar soap, dish soap, dishwasher soap and fully equipped kitchens; so you'll need to bring only personal grooming items, all grocery items (there are no food items in the house) and select suggested items below. Please note: some of our units offer a more rustic experience and do not come equipped with a dishwasher or washer/dryer.Should a guest need more supplies then please come by the office to pick more of the items up.
Suggested items - You may want to bring to make your stay more enjoyable: paper towels, coffee filters, coffee, laundry detergent, books, board games, playing cards, puzzles, aspirin/ibuprofen.
How and when do I pay for my reservation?
You must have your reservation paid in full 60 days prior to arrival. At the time of booking, 25% of the total including tax is due as well as the travel insurance (if opted to include). The final payment is automatically run with payment information provided unless notified to handle differently. We accept Visa, MasterCard, Discover, Electronic or Personal Check. (If paid by check and it is returned; a $45 Return Check Fee will apply.)
What is the Damage Insurance?The unforeseen and unexpected can occur while you're on vacation. We recommend CSA's Security Deposit Insurance. For more information on what this insurance covers please Click Here. Your security deposit payment will be processed when you reserve your vacation home.
How do I get keys and directions to the cabin?
You will be provided with keys and directions to your unit upon check-in.
Are there age restrictions on renting a cabin?
Yes, you must be of "legal and responsible age"; therefore we will not rent to anyone under 21 years old. The person making the reservation must be one of the guests who remain with the rental party throughout their stay. Parents, please do not call to rent for high school or college parties as guests will be asked for proof of age at time of check-in.
What if we have a problem at the cabin?
We are always here to help in any way we can so you have a wonderful stay with us. You will contact our office during business hours as well as be given an after hours emergency contact number in the very rare event you need us right away. This number will be provided upon check-in.
Is parking available at the unit for an RV?
No. There is not parking available at the units without inconveniencing surrounding neighbors. Red River has RV parking at specific locations; please prepare accordingly. If an RV is located on the premises, you will be asked to have it removed immediately. If an RV is located on the premises and found to be hooked to the units utilities; you will be immediately escorted off the property with no refund.
Can I bring more people than the house sleeps?
No, the number a unit sleeps is based on fire code. Occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children. We do not permit the use of air mattresses, cots or other temporary sleeping arrangements in the units.
What happens if I leave something at the cabin?
If you accidentally leave a personal item at one of our units, please contact us ASAP or if we find the item we will make every effort to contact you and return the item, with the exception of hygiene or grocery items. If we do not locate the item before you bring it to our attention it may be irretrievable. Any item left will be held for 30 days from day of departure. After 30 days, the item will be donated to a local charity. No Item Will Be Held Past 30 Days!!!
Is firewood provided at the cabin?
For cabins with wood burning fireplaces, an adequate amount of firewood for your stay is provided for our guests during Winter. Should you need additional firewood, there will be an additional charge. For our summer guests, we provide bundles of wood that will be delivered to you for a small cost.
What is your Cancellation Policy?

Feel free to use our real-time online booking system. Your dates are locked-in immediately.
What is the Travel Insurance?
The unforeseen and unexpected can occur before you leave or when you are away from home. We recommend Red Sky's Vacation Rental Insurance. For more information on what this insurance covers please call 866-549-5283. Your travel insurance payment will be processed when you reserve your vacation home.
How will I receive my reservation confirmation?
All confirmation information will be sent via email. To make certain you receive these emails, please adjust your spam filter to add the domain http://www.red-river-nm.com/ and our email [email protected] to your list of accepted email addresses. You will receive a reservation confirmation via email within minutes of making your reservation. If you have not received these emails, please contact us at 800-453-3498.
THE PERSON BOOKING THE CABIN MUST BE AT LEAST 21 YEARS OLD AND MUST BE EITHER THE PERSON, OR SPOUSE OF THE PERSON, WHOSE NAME APPEARS ON THE CREDIT CARD.
